I know property taxes can feel confusing at times. This guide is here to walk you through the process in a clear and simple way so you can find what you need quickly and take care of everything with confidence.
How It Works
How Taxes Are Determined
Your property taxes are based on the assessed value of your property and the tax rate set by your local government. The Assessor’s Office determines your property’s value, and the county and city establish the tax rates.
It’s important to know that my office does not set property values or tax rates. My role is to collect and manage the taxes once they are established.
mail Tax Bills Mailed in October
Property tax bills are mailed once per year in October. Taxes become due and payable on October 1st, giving property owners several months to review their bill and make payment arrangements before penalties or interest apply.
event Taxes Due in February
All property taxes must be paid up until 11:59 p.m. on the due date shown on your bill. If not, they become delinquent and be subject to additional fees, interest, or legal action.

Payments may be made using Visa or MasterCard credit and debit cards, partial payments, automatic monthly ACH payments, and electronic billing.

The Tennessee Certified Tax Rate process is designed to ensure "truth-in-taxation" following a county-wide reappraisal. The process ensures the amount of total taxes collected for a county remains the same after a reappraisal, even if the combined value of all property in the county rose or fell following the reappraisal.

The certified tax rate helps keep taxes collected across the county consistent after reappraisal, even if property values increase or decrease.
This process is required by the state to ensure fairness in how property taxes are calculated.
If You Disagree With an Assessment
If you believe your property has been assessed incorrectly, you have the right to appeal through the Assessor’s Office.
The process begins with the Local Board of Equalization, which meets annually. Appointments can be scheduled by contacting the Assessor’s Office directly.
